Our Approach

Three disciplines. One continuous process.

Investment, construction, and management are usually separate companies. At HiLit they are one team, working on each property from beginning to end.

  1. 01

    Investment & Development

    Acquire

Identifying opportunities, evaluating assets, and establishing each property’s business plan.

  2. 02

    Construction

    Develop & Build

Executing development and renovations through in-house general contracting, with attention to scope, budgets, schedules, and quality.

  3. 03

    Property Management

    Manage

Operating and maintaining communities with attention to residents and long-term asset performance.

01 · Investment & Development

Finding the right property, and the right plan for it.

We identify opportunities and evaluate each asset using market data, property condition, and operating history.

Before a decision is made, construction and management weigh in on what the building needs and how it should run. The result is a business plan grounded in the realities of execution.

  • Market and asset evaluation
  • Business plan development
  • Renovation and development planning

02 · Construction

In-house general contracting.

Our own general contracting team carries out development and renovations on HiLit properties.

Working inside the same organization as the investment team means scopes, budgets, and schedules are set and tracked together, with quality held to the standard our managers will live with.

  • Scope definition
  • Budget and schedule tracking
  • Quality oversight

03 · Property Management

Caring for communities after the work is done.

Once a property is complete, our management team operates and maintains it with attention to residents’ day-to-day experience and the building’s long-term performance.

What we learn from residents and maintenance shapes future renovation scopes and acquisition decisions.

  • Resident service
  • Ongoing maintenance
  • Long-term asset care

How the teams work together

  1. 1

    Evaluate

Investment leads underwriting, with construction estimating scope and management reviewing operations.

  2. 2

    Plan

Teams agree on the business plan, renovation scope, budget, and schedule.

  3. 3

    Execute

Construction delivers the work while management prepares to operate the property.

  4. 4

    Operate & learn

Management runs the community; field lessons return to the next plan.
